New Dubai rule for Tenants

Tenants in the emirate have two weeks to register the people they are living with in their homes, whether they are owned or rented, according to the housing authority.

The registration of co-occupants in owned and leased buildings was announced to all owners, developers, property management firms, and renters by the Dubai Land Department (DLD) on Friday.

Co-occupant information will be automatically updated on the tenancy contract after registration. Each inhabitant of a house can use an Ejari contract as identification by registering all the occupants. The registration must be finished within two weeks with immediate effect and can be done through the Dubai REST app.

Whom does the rule apply to?

The rules apply to all owners, developers, property management companies and tenants.

What information about tenants needs to be entered into the app?

In Dubai, some tenants and homeowners have already started receiving instructions on how to register co-occupant information from the owners or developers of their properties.

Tenants and homeowners are required to enter the names, Emirates ID numbers, and birthdates of all co-occupants on the application, according to information made available on the Dubai REST app. After entering their information, candidates must select “verify.” All family members residing on the property must have their information entered.

If information about live-in house help must also be entered, DLD has not said so.

How can tenants register co-occupant details?

Residents can register co-occupants via the Dubai REST app.

Is there a penalty for not applying before the two-week deadline?

DLD has not provided details of potential penalties for failing to register co-occupants within the two-week deadline.
